A substantial security deposit is always required from prospective tenants. Pet policy and smoking policy are determined by owners.

I coordinate all repairs & maintenance after review with owners; plumbing, electrical, carpentry, cleaning and landscaping. Thorough move in & move out walk through with tenants included.

Another option: Placement Only. I do all the above through drawing up lease and collecting all monies. Management is then turned over to Owner. This is a great option for those who don't want to have the hassle of finding tenants, etc. but like to be hands-on managers.
