This two story wood framed transitional Colonial Revival home was constructed by the David
Roderick company in 1911. The transitional design incorporated as many features of the Queen
Anne Free style as it did the newer Colonial Revival period. Horizontal wood siding along
with wood shingles were utilized in the exterior wall cladding, with shingles limited to the
gables and porch roof ends. The wrap around open front porch incorporates paired classical
columns with ionic capitals. The entry includes a formal Colonial Revival style door
surround with glazed and paneled side lights with fluted pilasters.
The home was previously owned by the Melder family for over 40 years and was
occupied by a second generation family member until Jan 2004. The home has recently received H-2
designation as a State Historic building and has recently undergone a complete renovation. The
renovation maintained the integrity of the historic exterior features and original sash windows
and trim. Complete renovation began in February 2004 with the removal of miscellaneous walls
and suspended ceilings that were not original to the interior design. Much of the original
interior trim, coved ceilings, fireplace surround as well as the columned entry way to the
sitting room were original to the house and in excellent condition. The original clear heart
Douglas fir floors have been retained throughout the entire house.
The renovation included the necessary updates of the Plumbing, Heating, Electrical,
Roof as well as thousands of hours on re-plastering and painting of both exterior and interior
walls and trim. New interior doors, frames and hardware were replaced due to the poor condition
and mismatched assortment. The existing kitchen was installed by the Melder Family in the early
1970's and has been renovated with new paint, appliances and marble countertops. The butlers
pantry was a former full bath and has been captured to be utilized as a beverage area off the
family/media room. The former 'root cellar' has been converted into a 13' x 15' wine cellar with
old world finishes, a mural and solid mahogany wine racks for over 500 bottles of wine. The
original servants stairwell with access to the second floor has been retained and is still utilized by all today.
The second floor is accessed by the original formal stairwell and landing, with the
addition of a laundry room immediately to the right. The master bath has been enlarged as well
as the addition of a second bath at the end of the hallway. Three of the four original bedrooms
remain with the conversion of the back bedroom to an office/sitting room. The great surprise of
the home is the conversion of the attic space to a guest suite with a bay view 'widows walk' balcony.
The home is utilized as a private residence and has been wired with high speed internet and a sound
and entertainment system throughout with flat screen televisions.
The Carriage house was built in 1898 and served as the former carriage house of the
Roderick residence to the West, at 560 West Franklin St. The structure was originally sited with
the central gable facing south toward the street, serving as the horse and buggy entrance. With
the lot split sometime about 1912-1913 the Carriage house was turned 90 degrees to face East
and serve as the Carriage house for the current residence. One of very few original 'out buildings'
left standing in Monterey, the Carriage house has also been designated H2 as a State historic building.
It too has undergone a tedious renovation by the same Craftsmen that have diligently worked
thousands of hours on the main house. There is a two car garage below with a legal studio
apartment finished with clear heart Douglas fir flooring and an open beam ceiling. The studio
has a private brick patio to enjoy the sounds of the fountain in the garden and the beautiful
landscaping and fruit trees that date back over forty years.
Offered at: $2,195,000
